Balpara was engaged by a Civil Engineering Consultant to oversee the design of a new URD / Body Corporate residential subdivision in Tooradin. The project involved subdividing an existing plot of land into eleven separate properties.
Project Overview
The former site of the Tooradin Caravan Park, 13-17 Tooradin Station Rd has been redeveloped into eleven individual residential lots. This subdivision provides Tooradin residents with the opportunity to have a permanent home in a central location nearby local schools, recreational reserves, shops and public transport services.
With a growing community of families in Tooradin, each lot offers ample space for a family residence and garden.
Scope
This project involved a combination of AusNet and Body Corporate designs. Seven of the lots were designed in accordance with AusNet standards, while the remaining four lots within the Body Corporate were to be designed to AS3000 standards.
Over the course of this project, the design team at Balpara:
- Effectively developed designs adhering to both sets of standards
- Conducted a Before You Dig Australia (BYDA) assessment to determine the locations of utility services and prevent any clashes
- Facilitated efficient communication as a result of our established relationship with Ausnet, gaining prompt approvals for required non-standard installations
- Requested load data from AusNet for the existing service station to determine whether there was sufficient spare capacity for the new subdivision. The team at Balpara concluded that the design of the existing 100kVA substation required an upgrade to a 200kVA substation to meet the supply demand, as the existing service station did not meet load requirements
- Developed an NBN pit and pipe infrastructure design to ensure the properties are fibre-ready whilst maintaining clearance from other assets
Value Add
Balpara was able to deliver a traditional AS3000 design alongside the non-standard design in compliance with AusNet requirements. Additionally, we identified the need for the service station to be upgraded to meet load requirements and designed accordingly.
